What Kind Of Commercial We Do
The honest version: we are a residential electrical contractor that does small commercial work, not a commercial shop that also does houses. That distinction is worth stating up front, because it tells you exactly what you are getting. A small suite build-out, a lighting retrofit in an office or a shop, a service upgrade for a retail space, added circuits for new equipment, or troubleshooting on a building that keeps tripping the same breaker are all in scope. Ground-up industrial, high voltage, and large multi-tenant projects are not.
What a small business gets from a smaller contractor is attention. The owner is involved in the job. Your call gets returned. The schedule is a real schedule rather than a placeholder behind three bigger contracts. We also quote in writing before we start, the same as we do on the residential side, so the number you plan around is the number you pay. For a business that cannot open until the lights work and the inspection passes, that reliability is usually worth more than a marginally lower bid from a company that will slot you in whenever a crew comes free.
Permits, Inspections, And Downtime
Commercial work gets inspected, and a failed inspection costs you days you cannot get back. We pull the permit, do the work to code, and schedule the inspection rather than leaving it to you to figure out. Electrical permits and inspections in this part of Washington go through the Department of Labor and Industries, while the local building department handles the rest of the project. Knowing which office needs what, and when, is half of keeping a build-out on schedule.
The other half is working around your hours. A retrofit in an occupied office, a panel swap in a restaurant, or a circuit addition in a salon does not have to happen during business hours. We plan the outage window with you first, stage materials so the disruptive part is as short as possible, and tell you honestly how long the power will actually be off. Estimates that are optimistic about downtime are not doing anybody a favor, least of all the business trying to plan around them.
Getting A Number
Commercial estimates are free, the same as residential. We walk the space, look at the existing service and panel, ask what the equipment load is going to be, and write it up. If you have a tenant improvement plan set, send it and we will price from the drawings, then verify on site before we start. If you are still deciding between two spaces, we will look at both and tell you which one is going to cost less to make work, which is often not the one you would guess from the listing photos.
