Starting With What Is Already There
Most tenant improvements are not blank slates. The space was something else before, and the previous wiring is still in the ceiling. Abandoned circuits, home-run mysteries, junction boxes buried above a dropped grid, and a panel with a directory that stopped being accurate two tenants ago. The first job is figuring out what is live, what is abandoned, and what capacity the existing service actually has. That answer determines whether your build-out is a straightforward rework or a service upgrade, and it is much cheaper to know that before demo than after.
We walk the space with you and the plan set, trace the existing service, and give you a written number that reflects what is really there. If the existing panel has room and the service is adequate, we say so and the price reflects it. If your equipment list adds up to more than the service can carry, you will hear that at the estimate rather than three weeks in. Nobody enjoys a mid-project conversation about a service upgrade that could have been scheduled at the start.
Lighting, Power, And Equipment
The bulk of a tenant improvement is lighting and receptacles, and the details are where spaces succeed or feel cheap. Fixture layout that matches how the room is actually used. Switching and controls that make sense to somebody who has never been in the building. Enough receptacles that nobody runs a power strip across a walkway. Dedicated circuits for the equipment that needs them, sized for real nameplate load rather than a guess. Emergency and exit lighting where the occupancy requires it.
Equipment drives the design more than square footage does. A salon with a bank of dryers, a coffee shop with an espresso machine and a grinder, a clinic with imaging equipment, and a shop with a compressor and a welder each need a different distribution plan. Permits, Inspection, And Turnover
We pull the electrical permit and schedule the inspection. Electrical work in this area is permitted and inspected through the Department of Labor and Industries, while your general contractor or the city handles the building side. Coordinating those two so the inspector is not showing up before the ceiling grid is ready, or after it has been closed, is part of the job. A failed inspection on a tenant improvement is rarely about the wiring being wrong. It is usually about sequencing.
At turnover you get a panel directory that is accurate, circuits labeled clearly, and a walkthrough of where the disconnects and subpanels are, so your staff and your next contractor are not guessing.
