Know the signs

Signs the house needs rewiring, not repairs

Two prong outlets throughout

Two prong receptacles mean two wire circuits with no equipment ground. Every computer, appliance, and power tool in the house is relying on a ground path that was never installed.

Cloth insulation at the panel

Rubber and cloth insulated conductors dry out and crack, especially in attics that reach 140 degrees in a Tri-Cities July. Once the insulation flakes off at a termination, the conductor is exposed inside the box.

Repeated tripping on many circuits

One problem circuit is a repair. Breakers tripping on several unrelated circuits usually points to a system that was never designed for modern load, not to a coincidence of separate faults.

Extension cords doing permanent work

If a room runs off a cord because it has one outlet, that room is under wired. Modern code wants a receptacle within six feet of any point along a wall, and older homes rarely come close.

Warm switch plates or outlets

A device or box that feels warm to the touch has a loose or degraded connection carrying current. Warmth at multiple locations means the problem is the wiring and the terminations, not a single bad device.

What whole home rewiring actually replaces

A full rewire replaces the branch circuit wiring from the panel to every device in the house: receptacles, switches, lighting, appliance circuits, and the boxes they land in. New circuits are run in NM-B cable, 14 gauge on 15 amp circuits and 12 gauge on 20 amp circuits, with an equipment ground in every run. Kitchens get their required small appliance circuits, bathrooms get a dedicated 20 amp circuit under NEC 210.11(C)(3), and the laundry gets its own.

The panel is almost always part of the job. A rewired house adds circuits, and those circuits need arc fault protection under NEC 210.12 and ground fault protection in the locations listed in 210.8. That usually means a new load center with the space and breaker types to do it. How wire gets through finished walls

The technique is fishing, and it is the difference between a clean rewire and a demolition project. Cable is run through attics and crawlspaces wherever possible, then dropped down wall cavities to device boxes. Access holes get cut in low visibility places: inside closets, behind furniture lines, above cabinets, at baseboard height. Existing device openings are reused. On a single story home with an attic and a crawlspace, most of the run happens where nobody will ever see it.

You will still have patching. Anyone who says otherwise has not done it. What a careful electrician controls is how many openings there are, where they land, and whether they are cut to standard patch sizes. Older plaster and lath homes take more openings than drywall, and that gets said during the estimate.

Living in the house while it is rewired

Most Tri-Cities rewires happen with the family still in the house. The work moves room by room, and power stays on to the areas that are not being worked. A typical day means one or two rooms are out of service, the rest of the house runs normally, and the refrigerator and HVAC stay energized. The panel change out is the exception, and that is a scheduled full day outage coordinated with your utility.

Summer scheduling matters here. Attic work in the Tri-Cities is done early in the day, because an attic over an insulated ceiling can exceed 140 degrees by afternoon in July and August. That is a safety limit, not a preference, and it shapes the daily schedule during the hottest stretch. Phasing the work when the budget is real

A whole house rewire does not have to happen in one payment. A common phase order is panel and service first, then the circuits that carry the most risk and the most load: kitchen, laundry, bathrooms, and any room with cloth insulated conductors. Bedrooms and living areas follow. Each phase is permitted and inspected on its own, so you are never living with a half finished circuit waiting for the next check to clear.

Phasing costs slightly more overall than doing everything at once, because setup and access happen more than once. It is still the right answer for plenty of families, and Kyle will lay out which order actually reduces risk instead of just spreading the invoice. Walkthrough and written scope

Kyle inspects the panel, the attic, the crawlspace, and a sample of device boxes, then writes a room by room scope with circuit counts, access points, and a realistic timeline.

Permit and rough in

The permit is filed with L&I or the City of Richland. New cable is run through attic, crawlspace, and wall cavities, and boxes are set before anything is closed up.

Rough in inspection

The inspector reviews the open work, including box fill, cable support, and grounding, before any patching happens. Nothing gets covered until that sign off.

Devices, panel, and final

Receptacles, switches, and fixtures are installed, circuits are landed and labeled at the panel, arc fault and ground fault protection is verified, and the final inspection closes the permit.

About whole home rewiring

How long does it take to rewire a house?
Most single story Tri-Cities homes between 1,200 and 2,200 square feet take 5 to 10 working days. Access drives the number more than square footage does. A house with a walkable attic and a full crawlspace goes fast. A two story with plaster walls, no attic access above the first floor, and blown in insulation takes longer and needs more openings.
Do I have to move out during a rewire?
Usually no. The work moves room by room, and power stays on everywhere that is not actively being worked. The exception is the day the panel is changed, which requires a full utility disconnect for most of a working day. Families with young children or medical equipment sometimes stay elsewhere that one day, and that gets scheduled well in advance.
Will you patch the drywall?
Gale Electric cuts the access openings to consistent, patchable sizes and can coordinate with a drywall and paint contractor, but the finish work is priced separately and stated that way on the estimate. Being clear about it up front is better than folding a vague allowance into the electrical number and arguing about the texture match later.
Can I rewire just part of the house?

Is knob and tube or cloth wiring always replaced in a rewire?
Yes. Any active knob and tube or deteriorated cloth insulated conductor is removed from service as part of the rewire, and abandoned runs are disconnected at both ends. Leaving live legacy wiring in place behind new work defeats the purpose of the project and would not pass a final inspection anyway.
